24-28 Fosters Avenue, Mount Merrion, Dublin

The project comprises demolition works to allow for a Residential Development at No.24-28 Fosters Ave, Mount Merrion, Blackrock, Co. Dublin. 

General Description of the Works in the contract comprises of the demolition, taking down and removal from site of the existing buildings on the site consisting of a vacant industrial building and 2 no. dwellings, No. 24 Fosters Avenue (Glenville), and No. 28 Fosters Avenue (Sunnyside), removal of front boundary wall .

The vacant industrial building consisted of warehouse units with a double skinned asbestos roof sheeting area approximately 5000m2 . The removal of the asbestos sheeting was the first phase of works and when completed the remaining blockworks structure was demolished,  recycled by crushing and reused on site as a future piling mat. An inspection had to be carried out every morning because there were bats nesting in the vacant units and care had to be taken under the planning conditions.

No. 24 was a 2 story above ground house with a basement and consisted of a RC structure. This was demolished using the top down demolition method with broks ,because of the close proximity to the neighbours houses . To protect their premise during the demolition works a scaffolding was erected along there boundary and a protective  sheeting was installed .The boundary wall had also to be propped using a shoring system to prevent a collapse during the works

No.28 was a stand alone structure and was easily demolished using a 20 ton excavator
