The existing building, consisting of a office blocks, one 5 storeys’ high . The total area was around 10000 sq meters. The building was the former Boland’s Mill building original was built in 1835 and was redeveloped in the 1980’s by the Ronan Group into an office block. The contact consisted of the demolition and removal of the existing office fit out back to the primary structural elements on all levels. The works took will take place during vacant possession.
Prior to the commencement of the demolition works, the enabling part of the contact works it was undertaken to soft strip the existing buildings and retain the main structural elements. This involved the existing finishes including all M&E services, together with removal of any identified Asbestos Containing Material by specialist licensed contractor. Also during the works Lead based paint was discover on the soffit of all the floor slabs and a Specialist was contracted to remove the material using a sand blasting process, because the building was been reoccupied air test had to be taken after the asbestos and lead paint removal to prove there was no air born particles left in the building.
Also in the contract we had the redivert the main ESB lines coming into the building and the storm lines to allow for the new extension to the building.
