Address: St. Teresa’s Gardens, Dublin 8
Contract Value: €275,000
Client: Dublin City Council, Civic Offices, Wood Quay, Dublin 8
Project Engineer: Downes Associates, Cashel Road, Kimmage, Dublin 12
The contract involved the demolition of 6 blocks of apartments over 3 different phases a significant project in the planned regeneration of the area. Each apartment block consisted of 22 flats in a 4-story complex. As Main Contractor, M&P Construction were responsible for the overall co-ordination of the project including the organisation of management meetings, liaison with local neighbours and controlling and updating the traffic management plan.
Throughout a number of the flats, there was a large amount of lead-based paint which had to be removed before the main structure was demolished. Along with this, a conducted survey revealed multiple areas of the apartments that had confirmed asbestos containing materials. The removal of these elements was carried out by a specialist subcontractor prior to demolition. As most of the other blocks were inhabited, we set up a large dust suppression system prior to commencement in order to control dust arising from the demolition works.
On completion of demolition works we installed a new palisade perimeter fence and the entire site was landscaped with imported topsoil and received a grass surface finish.
Since completed demolition, planning permission for 540 social and cost-rental apartments at the site has been granted to facilitate this Inner City Redevelopment project.
